The Kansas Residential Landlord Tenant Act is the governing document in Kansas.  It's long however if you intend on being a landlord for any length of time I would recommend reading this.

http://www.kshousingcorp.org/display/htcc_man/htccman_14.pdf

Pertinent

58-2504. Termination of tenancy
at will; notice. Thirty days' notice
in writing is necessary to be given
by either party before he or she can
terminate a tenancy at will, or from
one period to another of three months
or less; but where in any case rent
is reserved payable at intervals of
less than thirty days, the length of
notice need not be greater than such
interval between the days of payment:
Provided, however, That when premises
are furnished or let by an employer
to an employee, said tenancy shall
cease and determine ten days after
written notice to vacate: Provided
further, That not more than fifteen
(15) days' notice in writing by a
tenant shall be necessary to
terminate any tenancy as described in
this section of persons in the
military service of the United States
in which the termination of tenancy
is necessitated by military orders.

Revert back to the 1906: Can we bulldoze the current First National Bank building and rebuild the hotel?

I'd rather you didn't..... :)

Patrick,  I have had the same rant....err...discussion as a member of the Cherryvale Chamber of Commerce.  I actually used Howard as a POSITIVE example of pride in ownership.  There are a few derelict homes in Howard, but all towns have this.  From what I have seen in smaller communities in Elk and Montgomery counties, Howard has many beautiful old homes that are well maintained and exemplify what one can do with hard work and pride.

What I have found is that you cannot expect pride of ownership from people who do not respect themselves.

My family will be there for a short while.  We plan on watching the parade.  If you see us come by and meet my wife and our baby Drew.

See you there.

Thank you all for the kind words.  Sorry I haven't replied in so long, but I've found out that my 3 month old (Drew) doesn't give a hoot about me keeping up with the Howard message board.  I've been busy......

Janet, yes I'm married....for almost four years now.  We moved back to Independence from Wichita about three years ago.

Theresa,  check out the babysites page my wife Mindy set up.  It's the best place to check out pictures of Drew.

I'm going to mostly lurk, however I may chime in from time to time when I have something meaningful to add to a thread.

Love all you guys.  I have so many happy memories from my childhood in Howard.

I conducted an interview with Hazel for a report I did when I was a freshman in high school (1993).  I seriously doubt it still exists, but it would be interesting to see it.

I have so many fond memories of Hazel from my childhood.  She would make caramel corn balls for Halloween every year.  When you knocked on her door to Trick-or-Treat she would invite you in and ask you to sign your name to a logbook that she had kept for years and years.  She loved kids and it was easy to see that.

I know she is still alive, but I'm not sure how "with it" she is any more.  Does anyone have an update?

I have never seen those pictures before.  It's amazing that they used so much glass in a bank building.  Didn't they convert from a car dealership?  Bryan Motors maybe?  There is a mirror in the back bathroom with that name on it.

Does anyone know when they bricked the walls and why?

I notice that the wallpaper, chairs, and furniture are still the same since 1958.
